Air Conditioning Service

An air conditioning service is a full health check and tune-up of your system. It is the single most cost-effective thing you can do for an air conditioner: a serviced unit uses less power, cools faster, breaks down less often and lasts years longer than one that is only touched when it fails.

In Brisbane the case is even stronger. Our humidity encourages mould and biofilm growth on coils and in drain lines, coastal suburbs like Redlands and parts of Moreton Bay expose outdoor coils to salt corrosion, and summer storms drive dust, pollen and organic debris into condensers. A system that runs eight months of the year here accumulates more contamination than the same unit would in a dry southern climate.

Our standard service is a genuine multi-point inspection carried out by an ARCtick-licensed technician, not a quick filter rinse. We measure performance, clean the components that actually affect efficiency, and give you a written report on the condition of your system including anything that is heading toward failure.

What a full service includes

  • Filters removed, washed, sanitised and refitted
  • Indoor evaporator coil inspected and cleaned
  • Blower fan and barrel inspected for dust and mould buildup
  • Drain pan cleaned and condensate line flushed and treated
  • Outdoor condenser coil washed and fins straightened where needed
  • Refrigerant pressures checked; superheat and subcooling verified
  • Temperature split measured across the indoor coil
  • Electrical components tested — capacitors, contactors, terminals, current draw
  • Thermistors and sensors checked for accuracy
  • Fan motor bearings and blade balance checked
  • Mounting brackets, isolation feet and vibration checked
  • Pipe insulation and outdoor weatherproofing inspected
  • Controller and remote functions tested in cooling and heating
  • Ducted systems: return air filter, plenum, zone motors and outlet airflow checked
  • Written condition report and recommendations

Benefits of Regular Servicing

  • Lower running costs. A dirty coil and low airflow can push energy consumption up by 15–30%. Servicing recovers most of that.
  • Fewer breakdowns. The overwhelming majority of summer failures we attend are preventable — blocked drains, seized capacitors, clogged coils.
  • Longer equipment life. Servicing typically extends usable life from around 10 years to 15–20.
  • Healthier air. Clean coils and drain pans mean no mould spores, no musty smell and less aggravation of asthma and allergies.
  • Warranty protection. Most manufacturers require documented regular servicing for warranty claims to be honoured.
  • Faster cooling and better dehumidification, which matters enormously in Brisbane’s humidity.
  • Early warning. We catch a failing capacitor or a small refrigerant leak in September rather than on Christmas Day.
  • Documented history, useful for warranty claims, insurance, rental compliance and property sale.

Our Service Process

Booking and pre-arrival

Tell us the system type, brand and approximate age. We allocate the right time slot — splits are quicker than a multi-zone ducted system.

Arrival and initial performance test

Before touching anything, we run the system and record baseline performance: supply air temperature, return air temperature, temperature split, current draw and any error history. This gives us a before-and-after measurement.

Indoor unit service

Cover and filters removed, filters washed and sanitised. Evaporator coil inspected and cleaned. Blower barrel checked for dust cake and mould. Drain pan cleaned, drain line flushed and treated with an anti-microbial tablet or solution.

Outdoor unit service

Casing opened, debris removed, condenser coil washed with a coil-safe cleaner, fins combed straight where flattened, fan blade and motor checked, base drain cleared.

Electrical and refrigeration checks

Capacitor microfarad values measured against rating, contactor contacts inspected, terminals tightened, insulation resistance and running amps recorded. Refrigerant pressures read and superheat/subcooling calculated to confirm correct charge — this is how we detect a leak long before you notice poor cooling.

Final performance test and report

System run again in both modes, post-service performance recorded and compared to baseline. You receive a written report listing what was done, current condition, measured figures and any recommended follow-up work with pricing.

Frequently Asked Questions

How often should I service my air conditioner in Brisbane?

Once a year is the minimum for a typical home. Service twice yearly if you run the system heavily year-round, have pets, live near the coast where salt corrosion is a factor, suffer from asthma or allergies, or operate a commercial premises.

When is the best time of year to book a service?

Spring, ideally September or October, so the system is verified before summer load. Autumn is the next best option and is usually the quietest period for booking.

What is the difference between a service and a clean?

A service is a full performance and mechanical inspection that includes cleaning of filters, coils and drains. A deep clean (or chemical clean) is a more intensive sanitisation of the indoor unit — the blower barrel is removed or bagged and pressure-washed with chemical treatment to eliminate embedded mould and biofilm. Heavily contaminated units need both.

How long does a service take?

Around 45–75 minutes for a single split system, and two to four hours for a ducted system with multiple zones.

Will servicing actually reduce my power bill?

Yes, measurably, if the system has been neglected. Restoring airflow and a correct refrigerant charge typically reduces consumption by 10–30% on a dirty system. On a system serviced last year, the saving is smaller but the reliability benefit remains.

Can I just clean the filters myself?

You should — rinse them every four to six weeks in summer. But filters are only the first layer. The evaporator coil, blower barrel, drain pan and condenser coil are where the performance-robbing buildup actually lives, and those require dismantling and proper chemicals.

Do you check for refrigerant leaks during a service?

Yes. We measure pressures and calculate superheat and subcooling, which reveals an undercharge well before it becomes obvious. If we suspect a leak, we recommend formal leak detection.

Is servicing required to keep my warranty valid?

Most manufacturers require evidence of regular maintenance for warranty claims, particularly on compressors. We provide a dated written report each visit so you have documentation.

Do you offer service plans?

Yes. Annual and biannual plans include scheduled reminders, discounted rates, priority booking during peak summer and reduced call-out fees on any repairs.
