Maintenance is the scheduled, ongoing care of your air conditioning system — the difference between reacting to breakdowns and preventing them. Where a one-off service fixes today’s condition, a maintenance program keeps your system at peak performance year after year, with documented records, priority support and a predictable annual cost.
Brisbane’s climate is genuinely hard on air conditioning. Systems run for eight or nine months of the year, humidity above 70% for much of summer feeds mould growth inside indoor units, storm season loads condensers with debris, and coastal air through Redlands, Moreton Bay and the bayside suburbs corrodes aluminium fins and copper. Equipment that is maintained on a schedule in this environment routinely reaches 15–20 years. Equipment that isn’t often fails around year 8.
We offer maintenance programs for homes, rental portfolios, body corporates, offices, retail tenancies, medical practices, hospitality venues and childcare centres, scaled from a single split system through to multi-site commercial fleets.
Maintenance plan options
- Annual Essentials — one scheduled visit per year. Suited to lightly used residential systems.
- Biannual Comfort — pre-summer and pre-winter visits. Recommended for most Brisbane homes and reverse cycle systems used year-round.
- Quarterly Commercial — four visits per year, appropriate for offices, retail and hospitality.
- Monthly Critical — for server rooms, medical storage, commercial kitchens and any application where failure is unacceptable.
- Property Manager / Portfolio — consolidated scheduling, per-property reporting and single invoicing across multiple addresses.
Benefits of a Maintenance Program
- Predictable annual cost instead of unbudgeted emergency repairs at peak-season rates.
- Priority response. Plan customers go to the front of the queue during heatwaves, when everyone else is waiting days.
- Discounted repairs and no or reduced call-out fees on any additional work.
- Documented compliance history — essential for warranty claims, commercial WHS obligations, body corporate records and residential tenancy requirements.
- Extended equipment life, typically adding five or more years of usable service.
- Consistently lower energy consumption rather than efficiency slowly decaying between neglected years.
- Automatic scheduling. We contact you when a visit is due; you never have to remember.
- Asset register and lifecycle planning — for multi-unit sites we track each unit’s age, condition and expected replacement year so capital expenditure can be planned rather than forced.
- Improved indoor air quality and reduced mould, which matters for allergy sufferers, childcare and healthcare settings.
Our Maintenance Process
Site assessment and asset register
We attend and document every unit — make, model, serial, capacity, refrigerant type, install date, location and current condition. For multi-unit sites this becomes an asset register you can use for budgeting.
Tailored maintenance schedule
We recommend a visit frequency based on how the equipment is used, the environment (coastal, dusty, kitchen grease, high occupancy) and the criticality of the application. You receive a written scope so you know exactly what each visit includes.
Scheduled visits
Each visit follows a standard checklist: filter cleaning and replacement, coil inspection and cleaning, drain flushing and treatment, refrigerant charge verification, electrical testing, fan and motor checks, control and sensor calibration, and airflow measurement at outlets.
Condition monitoring and trend reporting
We record measured values each visit — pressures, temperature split, running amps — and compare them against previous visits. A slow drift in these numbers reveals a developing fault months before failure.
Recommendations and proactive replacement
Anything approaching end of life is flagged with an estimated remaining service life and a quoted cost, so you can replace a capacitor in April rather than lose a compressor in January.
Reporting and records
After each visit you receive a report with completed checklist, measured data, photographs where relevant, and recommendations. All records are retained and available for warranty or compliance purposes.

Typically included in plan pricing: all labour for scheduled visits, filter cleaning, coil and drain cleaning, chemical drain treatment, full performance testing, written reports and record keeping.
Typically charged separately: replacement parts, refrigerant, repairs identified during a visit (at your discounted plan rate), and deep chemical cleans where contamination is severe.
Brands We Maintain
Daikin, Mitsubishi Electric, Mitsubishi Heavy Industries, Fujitsu, Panasonic, ActronAir, LG, Samsung and Carrier, plus most other brands in the Australian market. Each brand has its own recommended maintenance intervals, coil coating chemistry and warranty documentation requirements, and our checklists are built to satisfy them.
Service Areas
Maintenance programs across North Brisbane, South Brisbane, East Brisbane, West Brisbane, Brisbane CBD, Indooroopilly, Toowong, Chermside, Carindale, Sunnybank, Logan, Ipswich, Redlands and Moreton Bay. Multi-site portfolios spanning several of these regions are handled under a single agreement and consolidated schedule.
Frequently Asked Questions
What is the difference between maintenance and a service?
A service is a single visit. Maintenance is an ongoing agreement covering scheduled visits, priority response, discounted rates, condition tracking over time and formal record keeping. The individual visit work is similar; the value of maintenance lies in the consistency, the trend data and the support around it.
How often should a Brisbane system be maintained?
Once a year for a lightly used residential split. Twice yearly for reverse cycle systems used year-round, homes with pets, coastal properties, and anyone with respiratory sensitivity. Quarterly for commercial premises, and monthly for critical applications.
Is maintenance a legal requirement for my business?
Queensland WHS obligations require employers to provide a safe workplace, which includes adequate ventilation and air quality. Commercial systems above certain thresholds also fall under refrigerant handling and leak-checking obligations, and food, healthcare and childcare premises typically have specific air quality expectations. Documented maintenance is the practical way to demonstrate compliance.
Do I need maintenance on a brand new system?
Yes. Manufacturers generally require documented annual maintenance from year one for the warranty to remain valid, particularly on compressors. Skipping the first two years is one of the most common reasons warranty claims are refused.
Can I cancel or change my plan?
Yes. Plans run annually and can be adjusted, paused or cancelled with reasonable notice. If you sell the property, the plan can be transferred to the new owner.
What happens if my system breaks down between scheduled visits?
Plan customers receive priority attendance, a waived or reduced call-out fee, and discounted labour rates. In peak summer this frequently means same-day service where non-plan customers are waiting several days.
Do you handle rental properties and body corporates?
Yes. We work with property managers, landlords and body corporate committees, and can coordinate access with tenants directly, provide per-property reporting for owner records, and invoice per property or consolidated.
Will maintenance guarantee my system never breaks down?
No, and we won’t claim it will. Components can fail unpredictably. What maintenance does is dramatically reduce the probability of failure, catch most developing faults early, and ensure you’re prioritised when something does go wrong.
Do you provide reminders?
Yes. We schedule visits proactively and contact you by phone, email or SMS when yours is due, at a time that suits.
